Full Home Cost Calculator

Calculate your complete monthly homeownership costs. Know the full cost before you buy.

What this calculator does

This tool calculates your full monthly budget for owning a home. Unlike standard calculators that only show the bank loan, we include taxes, insurance, PMI, HOA fees, maintenance, and utilities to prevent you from becoming "house poor."

Example: A $2,000 mortgage payment may cost more each month

If principal and interest are $2,000 per month, plus $300 in property taxes, $125 in homeowners insurance, $250 in utilities, and $200 set aside for maintenance, the estimated monthly total is $2,875 —$875 more than principal and interest alone.

Illustrative amounts only, not market averages. Your actual costs may also include PMI, HOA fees, repairs, or other expenses. Avoid counting taxes or insurance twice if they are included in an escrow payment. Enter property-specific estimates below.

A common rule of thumb is to budget about 1% to 1.5% of the home's value per year for maintenance and repairs.
